Culture, atmosphere a powerful draw for homebuyers

They are the intangibles of a client’s homebuying purchase – but a vibrant arts community and access to recreational facilities are an important factor for those looking to settle down.

“Kelowna has a robust arts community-visual and performing arts thrives here,” says Myrna Park of Century 21 Assurance. “We have amazing wineries, great restaurants, and an active population who can enjoy golf and skiing on the same day in the spring.”

A variety of water sports, hiking, and camping have made Kelowna a true four-season community that naturally lends itself to a plethora of activities, says Park. “And the local fresh fruits and vegetables are divine!”

The wealth of activities has drawn a wide swath of people, from those living in the Prairie provinces who are sick of winter and ready to retire, to those living in the B.C. Lower Mainland who are able to cash out and buy a home in Kelowna with money to spare.

The Okanagan market – where Kelowna is located – is the third-highest market in B.C., behind Vancouver (average selling price $891,652) and Victoria ($508,807) with an average selling price of $391,713, says Park, quoting March statistics.

“The typical home buyer from out of town is an empty-nester who is relocating for lifestyle and younger families who want to ‘beat the rush’ to Canada’s paradise,” she says.

That influx can trace its roots back to 1996 when Westjet came to Kelowna, and the city’s airport was made international – in addition to the lifting of the tolls in 2008 on the Coquihalla Highway connecting the city to Vancouver.

As culture and atmosphere are a draw for homebuyers, it is that same environment that makes Kelowna attractive for real estate agents.

“People choose to live here so they generally are happier with their life and lifestyle choices,” says Park, whose office of 60 agents is looking to grow to meet the demand. “Over 40 per cent of our agents achieve and surpass the Centurion level ($225,000 GCC). And with the support of a full-service office, they too get to enjoy the Okanagan lifestyle.”
