Easy access fuelling Kelowna market frenzy

Kelowna B.C.’s housing market has taken off in the last decade, and that can be attributed to a single factor: accessibility.

“Transportation has changed Kelowna,” says Myrna Park, of Century 21 Assurance. “Westjet came to Kelowna in 1996 and YLW has since become an international airport, allowing people to live in Kelowna and work all over the globe.”

It is estimated that some 5,000 households rely on commuting to Alberta, says Park. “In addition, the opening of the Coquihalla Highway to the Lower Mainland has made the Okanagan more accessible,” she told REP Online.

That increased accessibility to the largest city in the Okanagan Valley is an important factor, as it is a four-hour drive to Vancouver and a five-hour drive to Seattle, Wash.

That accessibility mixed with geography places Kelowna in a unique position, says Park, as the largest city between Calgary, Alta. and Vancouver, but very much within reach of homebuyers in term of pricing.

“You can get a very nice home for $600,000,” she says, especially when you consider the atmospheric market of Vancouver, which can exceed $2 million for a comparable home.

For Park, it has translated into a bonanza for real estate agents – and opened up opportunities for those agents looking to move into the area and set up shop – with an atmosphere of immediate acceptance.

“Agents that have moved to our brokerage from other parts of the country tell me the clients are more positive and easier to work with,” says Park. “With so many new people moving into our community, the ‘old guard’ is losing ground to experienced agents who may or may not have been ‘Okanagan born.’”

No one cares about that, says Park; “they care about good work ethic and superior real estate practices.”
