How I clocked $1 million in commissions in my third year as an agent

Like most accomplished sales people who enter the real estate industry, AJ Lamba was confident that with the right attitude and work ethic he could create a successful business for himself in real estate.

Yet, despite his experience and confidence, Lamba did not expect to be clocking a million dollars in commissions in only his fourth full year in the industry, but that’s exactly what he did. But how did Lamba achieve those figures in such a short space of time? “I did it through farming,” says Lamba, who is now Broker of Record at Whitehill Real Estate Team Inc.

Real estate farming is a science; it’s a process whereby an agent focuses all of their attention on one carefully selected area or demographic, or ‘farm’. Just like a traditional farm, the agent takes the time to get to know every aspect of their chosen area and then plants the seeds for future business, just like a farmer does with their crops. Lamba is now using his experience with the strategy to help other agents create their own success.

“Real estate farming is like agricultural farming: we help the agent select their farm and then work in partnership with them to cultivate it,” Lamba says. “It’s a partnership between the agent and the brokerage. We go out looking for a farm by analyzing an area for its qualities and strengths from a real estate market perspective. The way that a farm is cared for and watered, and then harvests, is the same strategy we use for developing our agents.”

Lamba believes it to be crucial for each agent to identify the ideal location or ‘farm’ for them. It’s a strategy that may take effort in the initial stages, but just like a farmer who tends carefully to his fields, the results will be reaped in the long-term.

“I am teaching people how I did it myself; how I became one of the most successful farmers in Ontario,” Lamba says. “As well as sitting down with every agent and teaching them how to farm, I am also investing in those farms. My role is almost like that of an investment banker. I interview the agents and decide which farm will suit them best and then I work with them to make it a success.”
